Document Triggers
Automatically checks Encompass on the configured interval. When a loan's documents and field conditions match, an email is sent once per trigger/loan pair. Use Test Run on any trigger to test without activating it.

Clear Document Trigger History
This permanently deletes this company's run history and secure-delivery records — including borrower email references — for a clean re-test. The trigger configuration is not changed.
New Document Trigger
Loan field conditions that must all pass before the email sends. Leave empty to fire on any matching document upload.
Upload a .docx Word file. Place {FieldID} tags (e.g. {364}, {LoanNumber}) to merge live loan data.
Add email addresses, Encompass roles, or loan field IDs that hold an email address.
In secure mode the email contains a notification and link only — no attachment. The recipient signs in with a one-time code, acknowledges electronic delivery, and retrieves the documents. Access is audited and the delivery date is written to Encompass.
Use [FieldID] or [LoanNumber] placeholders in the subject or body.

Automatically calculates HMDA rate spread (APR minus APOR) for rate-locked loans and writes the result to HMDA.X15. Runs every 30 minutes when active.

Enter a loan number to run the rate spread calculation for that loan only.
Geocodes property addresses on loans that are missing census tract (field 700) and writes HMDA geography fields — 699 (MSA), 700 (Census Tract), 1395 (State FIPS), 1396 (County FIPS). Runs every 15 minutes when active.

Enter a loan number to geocode and update HMDA geography fields for that loan only.
Keeps the URLA "No Co-applicant" indicator (field 3840) accurate on every borrower pair: a pair with a co-borrower is set to "N"; a solo pair (no co-borrower) is set to "Y". Runs every 15 minutes when active — on loans whose disclosure date [3142] or HMDA status date [749] is set on/after activation. Never writes to a loan a user has open (it skips and retries).
